About this package
This package builds a billing system for property managers, landlords, campgrounds, marinas and small utilities that bill rent, water, power or service charges: rent schedules or meter readings turn into monthly bills, late fees follow your lease terms, and tenants pay and download receipts from their own portal. It replaces the rent ledger spreadsheet and the evening spent working out each unit's water bill.
Rent, readings and fees
Each unit carries its lease dates, rent amount, due day and any recurring charges such as parking or storage. On Business, meter readings are typed in or imported from a CSV, and the system prices them with your rate structure: a fixed monthly charge plus tiered usage. Late fees apply only after the grace days in your lease, and the amount comes from the clause you send me.
- Deposits are held separately and returned through a move-out statement with itemized deductions.
- Owner statements on Business show rent collected, fees and expenses per property.
- Premium splits a shared meter between units by size or occupants, and gives site staff a phone-friendly page to log readings with a photo of the dial.
How tenants pay
Card payments run through one gateway on Starter. Business adds bank debit, which costs far less per payment on rent-sized amounts: ACH in the US, PAD in Canada and BECS in Australia, through GoCardless or Stripe once your account is approved. Card and bank details stay with the provider; the portal stores only a reference.
What stays your responsibility
Late-fee caps, notice periods and whether you may resell utilities vary by state, province and country. Your lawyer or property association confirms the rules, and the system applies exactly what you approve. Gateway fees are paid to the provider.

I have built websites, WHMCS modules and web apps for clients since before AI coding tools existed. Today I build with AI-assisted tools and review every change myself, which is why fixed prices here are lower than an agency's for the same scope. I work while the US, Canada and Australia sleep, so each morning there is progress on your staging link.

Questions about this package
Do you check that our late fees are legal?
No. Limits on late fees and grace periods differ by location and change over time, so your lawyer or property manager confirms them. I build the rule exactly as your lease states, show it in the admin where you can change it, and the system applies it the same way to every tenant.
Can tenants pay by bank debit instead of a card?
Yes, on Business and Premium. Tenants authorize a debit once in the provider's hosted form, and rent is collected on the due day. Bank debit takes a few working days to settle and can be reversed, so the portal shows a payment as pending until the provider confirms it.
Can we bill power or water that we buy in bulk and resell?
The software can, through submetering and shared-meter splits. Whether you are allowed to resell utilities, and at what markup, is set by your local regulator, so confirm that first. The system only bills the rates and charges you have approved.
How ordering a package works
-
1
Choose a plan
Pick Starter, Business or Premium and pay once by card, PayPal or crypto. The price on the page is the price.
-
2
Send your content
A project opens for your order. Send your text, logo, photos and any logins I need there.
-
3
I build it
I build on a private staging link you can open on your phone, with updates as I go.
-
4
Launch and handover
After your approval the site goes live on your domain, and every login is yours.
One-time price, no monthly fee from me
You pay for the build once. Your domain and hosting are registered in your name and renewed with your hosting provider, who bills you directly. I add nothing on top, and the site keeps running whether or not you hire me again.
What I do not build
Gambling and adult websites, and sites that sell content without the rights to it. Need something not listed? Ask for a custom quote.
